Freeths advises Unity on key developments

Freeths has successfully supported Unity Land in the redevelopment of two iconic heritage sites in London
Leading law firm Freeths has advised Unity Land on a significant new chapter for the historic Pioneer Club in Marylebone, which is set to transform one of the West End's most distinctive heritage buildings. The Pioneer Club, located at 12–14 Cavendish Place, consists of two Grade II listed Georgian townhouses overlooking Cavendish Square and boasts a rich social and architectural history. The approved redevelopment scheme will reimagine the property as a design-led, hospitality-focused workspace. Luxury flexible workspace operator The Work Project is set to open its first West End location at the site, enhancing its appeal.
The transformation will seamlessly unite the two buildings through a new rear atrium and connecting bridges, while a fourth floor and rooftop terraces will be added. This approach aims to preserve the site's historic character while introducing contemporary workspace amenities that suit the modern user.
Daniel Abrahams, Freeths' Real Estate Partner, provided expert guidance to Unity Land on this ambitious project, as well as advising the firm on a pre-let of a 29-key serviced apartment scheme located at 82–83 Margaret Street in Fitzrovia. This property is a Grade II listed former All Saints Convent, which is being meticulously restored to operate under the Native Places brand, part of NUMA Group, Europe’s leading tech-enabled hospitality platform. The project integrates Unity Land’s heritage-first development strategy with NUMA’s innovative, technology-driven guest experience, creating a refined design-led aparthotel that preserves original architectural features while catering to modern hospitality needs.
Commenting on these transactions, Daniel Abrahams said: “These two projects are excellent examples of how thoughtful, heritage-led development can unlock long term value while respecting the character and history of some of London’s most unique buildings. Unity Land has a clear vision for creating places with a strong sense of identity, and it has been a pleasure to support the team on both the Pioneer Club and Margaret Street transactions as those plans move forward
